Cancellation Policy
Cancellations or amendments will not be accepted until they have been confirmed by the resort by return fax or email. We understand that circumstances may arise, necessitating a cancellation of your reservation. The required notification varies per season:

A No-show on the day of arrival or an early departure will incur a charge equal to the full period of the original booking.
Peak Season Payment Terms & Conditions:
- Reservations are to be guaranteed by a valid credit card. The total amount of the reservation will be charged to the credit card 45 days before the arrival date.
- For cross-season stays, the Peak Season policy will apply. Reservations will be automatically cancelled if a valid credit card is not provided to guarantee the reservation.
- New Year’s Eve Gala Dinner with entertainment on December 31 is mandatory. The following prices apply:
One adult - THB 13,500
One child, six to 11 years - no charge
One child, one to five years - no charge

Children younger than 12 years of age can stay in the same villa with paying adults for free, and will be charged at 50% of the published price for breakfast.
Food and Beverage
Children aged 0 to 5 years old can order from the children's menu for free.
Children aged 6 to 11 years old eat at full price from the children's menu and 50% discount when ordering from the regular menu.
Children aged 12 or older will be charged at normal prices.
Children aged 0 to 11 years eat free at Dining on the Hill when accompanied by parents. This is based on regular room occupancy between December 23, 2018 to January 5, 2019
Early arrival
Check-in time is from 2:00 pm. Should guests wish to arrive earlier, it is highly recommended to reserve and pay for the villa from the night before arrival, which will ensure immediate villa availability for the best possible arrival experience.
Late departure
Check-out time is by 12:00 noon. Late check-out until 6:00 pm will be charged at 50% of one night’s accommodation charge. Beyond this time, one night’s accommodation charge will be applied.
Reservations are to be guaranteed by credit card or bank transfer. In order to ensure that everything is in order for arrival we require your reservation to be guaranteed with a deposit of the full accommodation charge to be paid in advance by a bank transfer or a credit card.
Should guests wish to guarantee the booking by a credit card, we require the Credit Card Authorization form to be completed and to be sent together with a copy of both sides of the credit card.
Please note that the payment will only be posted to guests’ credit card 14 days prior to arrival. During Peak Season, the total amount of the reservation will be charged to the credit card 45 days before the arrival date. Should guests wish to guarantee the booking by a Bank Transfer, we will send the invoice together with our Bank details.
